The original problem
The homeowner had granule loss along the south slope and two small ceiling stains after wind-driven rain. The roof was roughly 22 years old — past the realistic 25–35 year service life for architectural shingles in the GTA freeze-thaw climate.
What we found under the old roof
After tear-off we found the decking was sound across most of the roof — exactly the kind of thing a "slap-over" second layer would have hidden. Three sheets of plywood near a valley showed delamination from a long-standing slow leak and were replaced. We photographed every sheet before re-covering so the homeowner could see the deck with their own eyes.
The system we installed
Enhanced system — premium architectural shingle (GAF Timberline HDZ) in Weathered Wood. A complete system — not just shingles — with the ventilation and flashing work that decides how long a roof actually lasts in the GTA.
- New continuous ridge ventilation balanced against existing soffit intake
- All-new step and counter flashing at the chimney and both sidewalls
- New ice & water shield at eaves, valleys, and around penetrations
- New synthetic underlayment across the full deck
Concealed conditions & change orders
We even share what went wrong. Anything found under the old roof was photographed and approved as its own line before we did the work — never bundled into a surprise final invoice.
Deck replacement — 3 sheets
Billed at our published deck-replacement rate (about $3–$6 per sq ft replaced, as found). This is the #1 concealed cost on any GTA re-roof. It was shown as a separate, approved line — not a surprise on the final invoice.
Cracked chimney flashing mortar
Found once the old flashing was removed. We added a re-point and a new counter-flashing line. Approved by the homeowner with a photo before any extra work began.

Quality-control checkpoints
- Pre-install: attic and soffit intake checked, measurements and slope confirmed
- Open roof: every deck sheet photographed; replaced sheets logged
- Mid-install: ice & water and underlayment coverage verified at eaves and valleys
- Completion: flashing seams, ridge cap, and fastener pattern inspected; magnetic-sweep cleanup
Warranty
10-year Roofprint workmanship warranty plus the manufacturer system warranty. All components installed to manufacturer specification.
