Do you need a permit to replace a roof in Ontario?

There is no single city-independent yes or no. Several GTA municipalities list ordinary same-material re-shingling as work that does not require a building permit. Structural or sheathing repairs, changed roof form or material, openings, and heritage properties can change the requirement.

Building permit

A municipality may treat ordinary maintenance or re-shingling differently from structural work, changed roof form, or new openings.

Heritage approval

A designated property or conservation district can require a separate review even when the ordinary building-permit answer is no.

Contractor or business licence

Some municipalities regulate businesses advertising or performing renovation work. That is separate from the homeowner’s project permit.

    Record the municipality’s response and date for the specific scope.

  5. Verify applicable licensing

    Check the contractor or business licence where the municipality requires one.

  6. Put responsibility in writing

    Record permit responsibility, fees, timing, inspections, and the change process.

  7. Re-check changed work

    If tear-off reveals work beyond the reviewed scope, confirm the requirement again.

Does Ontario require a permit just to replace asphalt shingles?

Several municipalities in Roofprint’s launch area list ordinary same-material re-shingling or shingle replacement as no-permit work. That is not a province-wide blanket answer for every property or scope. Check the municipality and final work.

Does replacing damaged sheathing require a permit?

It can. Hamilton explicitly lists repairs to structural members, including roof sheathing, as permit work. Other cities may distinguish minor repair from structural work differently. Describe the quantity and purpose to the local building department.

Does adding a skylight require a permit?

Mississauga and Oakville list skylights among permit work. Requirements can depend on structural alteration and local rules. Confirm with the municipality before ordering or opening the roof.

What if my property is in a heritage district?

Check heritage approval separately. Like-for-like maintenance may be treated differently from a visible material, colour, form, or feature change. Property designation and local heritage rules control.

Who is responsible for obtaining the permit?

The written agreement should identify responsibility, but the property owner should still verify that required permits and approvals are in place. Do not begin permit-required work based only on a verbal assurance.

Does a contractor need a roofing licence in Ontario?

Do not infer one universal province-wide roofing licence. Municipal business or trade licensing can apply. Toronto’s Building Renovator rules and Hamilton’s contractor-licensing information are examples to verify directly.

Can Roofprint guarantee the permit answer from an address alone?
